Course Descriptions:

 

Qualifying Education Course for Licensure (v4 GA) - 75 hours
The purpose of this course is to provide an introduction to real estate appraisal. The course is appropriate for students who are interested in obtaining a real estate appraisal license. The course focuses on the basic principles and practices of appraisal. It covers real estate concepts, finance, and the valuation process. Neighborhood analysis is explained, and the concept of highest and best use is addressed. Data collection, site description, and improvement description is also covered. The three approaches to value- sales, comparison, cost, and income- are described, along with the process of reconciliation. The student will learn to identify the two types of appraisals and the three types of appraisal reports. The course will instruct students in detail how to fill out the Uniform Residential Appraisal Report (URAR). Students will be taken through each section of the URAR where they identify and complete the required fields. This course provides the student with the guidelines and direction to create URAR reports which are in compliance with USPAP.

 


 
Basic Appraisal Principles Exam Prep - 1
This module will introduce you to real property concepts and characteristics, legal considerations, influences on real estate values, types of value, economic principles, real estate markets and analysis, highest and best use, and ethical considerations. The module will provide a solid foundation in basic appraisal principles no matter what appraisal specialty you pursue.

 

Basic Appraisal Procedures Exam Prep - 2
This module will take you step-by-step through the valuation process including defining the problem, collecting and analyzing data, reaching a final opinion of value and communicating the appraisal. You will learn about the three approaches to reaching an opinion of value-income capitalization, cost, and sales comparison.
